A private harbour and former net store is going under the hammer for just £45,000.

Sandside Harbour is a 194-year-old traditional stone built harbour on the north coast of Scotland with two piers, a slipway and stunning views.

The property went on the market for £500,000 in 2021, but is now going to auction for a fraction of that price.

The sale includes a former net store building on the edge of the harbour, which could be converted into a home.

The listed harbour was built in 1830 by Major William Innes for trade and fishing, with immaculate stone-built walls and two L-plan piers that form a basin as well as a slipway for launching boats.

It has been used on a ‘grace and favour’ basis by some small local leisure boats and a few lobster and crab fishing boats.

The net store is also listed and has a double height ceiling, which was once used to hang out fishing nets.

Above it is a bothy flat, which is currently unoccupied and needs extensive upgrading, but could create a stunning home, subject to planning permission.

Sandside Harbour is near the village of Reay, which is home to Britain’s most northerly golf course, in Caithness on the north coast of Scotland.

There are far-reaching views towards Orkney and over the Pentland Firth and the harbour is close to idyllic white sand beaches surrounded by dramatic cliffs and inlets with plenty of wildlife to watch.

The bay is an exposed beach break and offers good surfing conditions all year round.

Robin Howeson, head of Savills Auctions, said: ‘It’s not every day that a private harbour comes up for sale at auction and we are delighted to be bringing this rarely available asset to the market.

‘Sandside Harbour is a private stone harbour situated on the north coast of Scotland and comes to the auction market with a guide price of £45,000.

‘Built in 1830 the lot comprises 4.77 acres, an immaculate stone-built harbour wall, a traditional net shore and a bothy that offers residential development opportunities, subject to the appropriate planning and listed building consents.

‘Used on a grace and favour basis by local small boats for lobster and crab fishing, a buyer could see themselves becoming part of the local community.

‘With pricing tailored to attract a suitable buyer, I’d expect interest to come largely from developers or private buyers looking to invest into this historic harbour.’

The harbour will go up for auction online with Savills on September 25.
