The aptly named Boathouse sits directly on the banks of the River Tamar at Saltash, Cornwall, with steps leading directly to the water.

It used to be the collection point for the Saltash Ferry between Cornwall and Devon.

But when the Tamer Bridge was built in 1961 the crossing was put out of use, however, the ferry crossing farther south at Torpoint still runs today.

But the three-bedroom property is now on the market with estate agents Knight Frank.

It is being sold furnished with all fixtures and fittings, but the property cannot be used for holiday letting.

Sarah-Jane Bingham-Chick, from Knight Frank, said: ‘The Boathouse is a very special property. What’s really lovely about this is there are very few waterfront properties where you have got your own direct access to the water under £1m.

‘You always pay a premium for the water, but this is smaller and reasonably priced compared to other waterfront homes in Cornwall.

‘You have your own steps to the water and you can tie up a boat up and there’s also a shared slipway.

‘This was very much a working quay in the old days and this was the ferry crossing point. The whole of the quay was converted, there are five properties in total and they all have a share of the freehold but this one is the only detached property.

‘It’s nice that they retain the heritage of the area, it’s really fabulous.

‘The current owners have had it a long time and used it as a second home. You can’t let it out for holidays but it would make a fabulous main or second home.

‘It is surrounded by countryside, it is so beautiful.’
